There are many preliminary steps required before construction can begin, and this process is often confusing and overwhelming - not mention, time consuming. PRELIMINARY SERVICE AGREEMENT
New Spaces offers a preliminary service agreement (PSA), which is a custom designed solution that incorporates whatever you need, to get you from where you are now, to turning the first sod, or knocking down the first wall. This may include: architectural plans, preliminary and detailed project costing, energy efficiency assessments, interior design, building or development approvals, surveying, engineering, and other plans such as landscaping or electrical.

New Spaces will work closely with the draftsperson, architect, engineer, and any other specialists involved in the early design and planning stages, to help maximise your home’s potential, and deliver exceptional end results. When utilising a PSA, New Spaces is paid as a consultant, therefore we are fully engaged, motivated, and able to provide total focus and depth of knowledge in contributing to the planning and design. Although we are confident that you will enjoy working with New Spaces, and value our expertise and customised solutions, a PSA is a ''try before you buy'' option, where you get the opportunity to start working with us, prior to committing to a building contract.
NEGOTIATED TENDER
A negotiated tender is all about early and thorough collaboration. One builder is selected to provide a detailed quote, based on their specialist expertise, and their ability to develop a productive working relationship with you, the client.
When selecting New Spaces to work with exclusively, we will work closely with the building designer/architect, engineer, interior designer, and any other consultants involved in the early design and planning stages, to help maximise your home’s potential, and deliver exceptional end results. Like the Preliminary Service Agreement, during a negotiated tender, New Spaces is paid as a consultant, therefore is fully engaged, motivated, and able to provide total focus and depth of knowledge in contributing to the planning and design.
The sole builder tender process is thorough in collaboration, communication and negotiation in order to arrive at a point where both parties are satisfied and confident in the design and the build approach. Working exclusively with New Spaces is a much more time efficient way of getting to a final agreement, rather than trying to get multiple builder’s quotes to a comparable state, before final evaluation and selection can be undertaken - this process can easily add six months or more to the tender process.
I have worked closely with Tim at New Spaces on a range of extension and renovation projects since 2020. In this time, I have found that the design-build package offered by New Spaces provides a streamlined process to developing plans from design and budget briefs through to initial concepts and quoting of those designs. Ultimately this results in better, more efficient outcomes for my clients.

Similarly, there may be more cost-effective ways to approach a particular part of the design. Early pricing is the crucial factor that allows my clients to make educated decisions about how to progress their concepts without overspending their project budget.
